Happy Friday everyone! So let’s talk about real estate in Central Park.
Is it slowing down?
Yes it is. Is this scary? Perhaps to some but at Focus Real Estate we always try to focus on the positves of the market, review the numbers and always be truthtellers. The reality is while it seems slower to sellers, it is a good thing for buyers. Plus, seasonally real estate slows down in July and August. There are more homes on the market right now allowing buyers a chance to select a home that is right for them.
Yes, interest rates have gone up but we saw rates in the 5’s and 6’s in 2018 so this is not new. Plus, the reality is rates are likely not going to get “better”, at least not for next 12 months or so. Buyers still need to buy homes and our neighborhood is very desirble.
The buyers out home hunting right now are well qualified, serious buyers. While it takes a few extra weekends on market, if a seller prices their home for the current market conditions and not off the comps of February through May the home will still sell! The homes that closed last week still sold for an average of 104% to list price but days on market was up from about 4 days to 10 days. Plus, lenders are starting to contact us with new loan products to help buyers get into homes and our builder partners are starting to bring back incentives for buyers to contract on new build homes and to come see their inventory.
