This Week in Central Park Real Estate 7.30.21

July 30th, WOW summer is flying by! I hope you have all had opportunities to make memories with family and friends this summer! Our brokerage sure has made some memories of our own both in our personal and professional lives helping our clients find and WIN their dream homes or realize their home equity on the listing side. Thanks to all our clients the last few months, we love what we do and it’s all because of you and our beautiful neighborhood!

Speaking of real estate, one month ago we had about 14 homes active at any given time (specifically on 7/2/21), now we have 30 active homes. People keep asking “is the market slowing down”? My colleagues and I say the market is not slowing down but perhaps normalizing a bit. 30 homes on the market in Central Park (both 80238 and 80010) is only 1 month of inventory which is quite low. Gone are the days where a home would get 10-15 offers and buyers were giving up on the house hunt all together. That made it very hard for a buyer to compete! 30 homes is a healthy number of listings. This allows sellers to feel good about their home standing out while also giving buyers a much better chance to find a home they love, to not settle for one that doesn’t meet their criteria and to be able to have a chance of going under contract – a positive for everyone in my book!

Now onto the numbers:

New Listings

Over the past week 8 new homes have come on the market ranging in price from $399,000 for a 2 bedroom condo to $1,150,000 for a 5 bedroom single family home.  Here is my colleague Kailee Ackerman’s new listing at 5219 Beeler Street.

There are currently 30 active resale homes on the market in Central Park.
