This Week in Central Park Real Estate 11.4.22

It’s a snowy Friday morning and that means we send out our weekly real estate update. The market is starting to slow down this week. There are only 6 new listings going into this weekend. With the beautiful snow last night, it seems fitting that we are seeing and feeling the annual market shift that happens every year around the holidays!

Remember, some people have to sell their homes despite the time of year and we would tell our sellers this is okay because the buyers looking right now are serious and ready to make a deal work for all parties! For buyers out looking the same is true, they need to find a home and it’s a great time to look as there is more inventory, which gives them more selection. Plus sellers are willing to help buyers out right now in the way of price reductions, interest rate buy downs (see one of our listings below), inspection items taken care of and more!

Real estate is constant, people will always be in need of selling their homes or buying a home! Plus, real estate is a great investment tool especially in the Denver area. Year over year, single family home appreciation is up 8.4%*. In September of 2021 the average close price of a single family home in Denver was $618,000 and in September 2022 the average close price is $671,000.

New Listings

Under Contract Homes

This week only 8 homes went under contract/pending. They had been on the market an average of 46 days prior to going under contract. When I did this update in September the average days on market prior to going under contract was 26 days. Sellers need to understand this and at Focus Real Estate we will discuss this with you and expertly guide you through your home sale.

Sold Homes

This week 9 homes closed. Of the 9 closed, 3 were represented by Focus Real Estate! Did you know our brokerage makes up over 10% of all real estate sold in Central Park? This week there are 86 active resale homes on the market in Central Park (80238/80010 as of 11/4/22).
