This Week in Central Park Denver Real Estate 4.5.24

Central Park real estate is in demand, ever-changing, and we love it! Before we dive too deep into this week’s information, we want to take a moment to congratulate and celebrate the Central Park real estate buyers and sellers, who closed transactions in March… talk about March Madness!!!

44 Central Park real estate transactions closed in March and here is the madness part; of the 44 transactions that closed, 28 of those listings went under contract in less than a week on the market. Would you like some more March Madness??  Ok…  27 of the transactions that closed in March, closed at or above the list price.

These stats are impressive, to say the least!  It took an average of 15 days on the market to go under contract and the median days on the market for Central Park listings were 5!  

A special note to buyers and sellers who are currently in the market; good for you!  The stats we just shared are less typical, and fun to share, but the reality is that the right house and the right buyer need to be in the market at the same time to make this happen. Typically, that takes longer than a week for this to occur. Stay focused and remember each showing is a new opportunity; make the most of it. 

For those who are considering getting into the market, we want to share a couple of thoughts and recommendations.  You probably have heard many of these thoughts and ideas before, and we want to remind you of them again because to us, they are important:

  • For buyers: 
    • Step one, work closely with a reputable lender. Take time to learn about the varieties of mortgage products available to you, given your specific financial position.
    • What are the short-term and long-term steps you can take to put you in the best position to purchase a home? You may be surprised how easy it is to improve your position.
    • Many lenders will recommend delaying large purchases or taking other actions that may impact your financial profile.  Discuss this subject with your lender for more specific information.
    • Interview real estate agents. We can offer a few recommendations, scroll to the bottom of our welcome page to meet the team at FOCUS-BROKERS.COM  Find an agent with whom you connect and feel you can trust.  
    • Define your “must-haves” in a home. As you learn more about the homes in the areas you’re looking, that match your criteria, along with what homes are available in your budget, etc. your “must-have” list and criteria may change and evolve. Changes may occur throughout your home search. 
    • Learn about the homes that have recently sold in the neighborhood. When financing your purchase, you will want to keep in mind that the home will need to appraise. If your offer is higher than the home is appraised for, it can put your purchase in jeopardy.  Consult with your lender and your agent on this topic and the potential options that may resolve the situation.
    • This list is not all-inclusive; however, we hope it inspires some thought.  Please let us know if you have any questions.  
  • For Sellers:
    • Just as we mentioned to buyers, interview real estate agents.

    • More than likely, you’ve been decorating your home and creating the space for how you live; the way you like it. When preparing your home to list it for sale, transform your home into a product and set it up in a way that will offer broad base appeal and speak to a variety of home buyers.  Edit, neutralize and make it easy for buyers to see the benefits in your home. 
    • Evaluate other recently sold homes.  How long were they on the market?  How close to the list price did they sell? What was their condition and where were they located?  
    • Work closely with your agent to list your home in a manner that will help you achieve your goals, keeping in mind that many home buyers may be financing their purchase, so the home may need to appraise.
    • Again, as mentioned with the buyers, this list is not all-inclusive. We offer this information to you with the hope it sheds some light on the selling process. 

Enough of “March Madness”! Let’s move on to April! There are many fun facts and things to do and to celebrate in April. 

  • April 2nd was World Autism Awareness Day.  Autism Spectrum Disorder is highlighted to bring attention to, to learn about, and to make others aware of Autism. Learning may clear up misunderstandings and stereotypes related to Autism.  Learning may provide a path to better support individuals, families, and caregivers, whose lives are touched by Autism.

  • Earth Day is April 22nd which is awesome because Earth is a very special planet in my life.

Side note:  If you purchased your home before March 2022, you probably have a really low interest rate and your home would likely be cash flow positive as a rental!  We’re happy to explore that with you if you’re thinking about renting out your home.  If you purchased after that date your interest rate is likely higher and you’re not likely to have positive cash flow.  Just an interesting rule of thumb we’ve discovered as we help homeowners decide if they should rent out their home or sell it.
