The Scoop on Local Real Estate 7.31.20

It is just about August – August… where is the time going? I hope you all have had the opportunity to get out and enjoy some of the beauty our state has to offer at this point! Only if you feel comfortable with that endeavor of course while hopefully maintaining social distance and respecting those around you! My family has been lucky enough to get away into the mountains a few different times and it always reminds me not to take anything for granted. Our state is so beautiful and we need to enjoy it! Not sure if you all have noticed but one thing we have tried to do here the Scoop on our blog and on our social media channels has been to feature fun activities and inspiring scenes for our loyal readers, followers and friends! We all need a bit of fresh air right now to help us remember what is important (at least I do!) so I thought this week I would share some of our recent posts on fun ideas of things to do, spots that are open and most importantly the beauty that is ColoRADo.

Check out these amazing sunsets from our neighborhood.

Here’s info on planning a family backpacking trip through Camp Chief Ouray.

Colorado Rockies Home Opener v San Diego Padres: Its OPENING DAY!!!! Remember when we would go downtown and party in the streets near Coors Field for opening day! You can still celebrate by having lunch downtown while watching the game on the big screen. However you choose to celebrate this year -– Go Rockies!

Mile High Summer Series at Mile High Station – Get out of the house, dine alfresco and listen to some music!

Celebrate Colorado Day at the Colorado History Museum. Did you know our beautiful State is 144 years old tomorrow, August 1st! You can celebrate by visiting the museum with free admission – must make reservations ahead of time!

Now onto the Real Estate numbers

New Listings:

2742 Dallas Street, bright and spacious living space – Photo credit: Recolorado

This week there are 14 new listings in our neighborhood which has been about the norm each week this summer. There are some wonderful home choices in all different price ranges! Homes range from $231,733 for a lovely income qualified home, $450,000 for a Thrive row home to $988,000 for a 4 story Parkwood home proving there is something for everyone in the neighborhood! One home I wanted to feature for you this week is 2742 Dallas Street listed by Kim Norton of Kentwood Cherry Creek, located in the Eastbridge area on a corner lot, on a pocket park, only 1 block to the Westerly Creek greenspace and 1 block to the Stanley marketplace – could this location be any better – priced at $975,000.

Under Contract / Pending Listings: 18 homes went under contact this week, with 9 of them pending within 1 week of listing. There is still tons of momentum in our neighborhood and when homes are in top shape and priced well, they go quickly!

Sold Listings: This week 22 properties sold! Congrats to their new owners.

All Active Listings: There are over 50 active listings in our neighborhood currently!

Homes For Lease: If you are not quite ready to purchase a home or if you are building and need a home in the meantime there are plenty of great rental choices in our neighborhood to pick from, check them out in the link above.

**REMEMBER Focus sells homes for a 1.5% listing commission.  Neighborhood experts, reduced commissions**

Disclaimer:

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
