Following the builders: Big canyons, nature in your backyard, 35 minutes to DIA, and more!

Central Park’s builders have built hundreds of amazing homes around the neighborhood. Many of the builders have a devoted following – and with limited new home options in Central Park, it’s no surprise that one of our favorite activities is following Central Park’s builders around Denver to see where they’ll build next.

This week Lisa Palladino on our team is following Central Park builders David Weekley and Lennar to south Denver’s new Macanta neighborhood!

Macanta is a new community with beautiful homes near Castle Rock, Colorado. With 4 award winning builders, including two of our Central Park favorites (@davidweekelyhomes and @lennar), plus some custom home sites available, this new community boasts large lots, wide open spaces, views for days and all the amenities you would look for in a new master planned community

And did I mention Macanta is conveniently located just minutes from I-25 and about 35 minutes from DIA? Macanta is a neighborhood to check out! 

I have compiled a list of move-in ready or spec homes so you can take advantage of current builder incentives and move in right away to start enjoying all that Colorado and Macanta has to offer.

So What’s a “Spec” Home?

A “Spec Home” (short for speculative home) is a home that a builder starts building without a buyer for the home yet.  Also known as “quick move-in” homes, spec homes can be at almost any stage in the construction process – from excavation to framing to drywall to 100% complete, and any stage in between.

Builders have spec homes for a variety of reasons. For example, builders often build homes in groups or blocks, and if a builder has sold most of the lots on a block the builder might elect to start construction on the whole block while looking for buyers for the remaining unsold homes. Other times, a home may have once had a buyer, but the buyer’s financing fell through or some other issue arose, and the buyer had to walk away from the home.

Regardless, there are a number of interesting benefits to buying a spec home:

  • You don’t have to wait as long for a new home as you would if you had to start with a dirt lot.
  • You know (or have a much better idea of) the “all-in” price as opposed to starting with a dirt lot, which may change depending on upgrades and features you elect to add during the design process.
  • You’ll usually get the same builder warranty a dirt start home gets.
  • Spec homes often have attractive pricing. Most builders aren’t in the business of holding homes, so they’re incentivized to move homes quickly.
