Apartments Coming by the Old Traffic Control Tower

We get a lot of questions about what is planned for the open land just North of the old air traffic control tower. Well, we finally have some information. According to a recent Denver Business Journal article, a California- based company, ReyLenn Properties, is proposing a 307-unit project on the 4.5-acre parcel at the northwest corner of Central Park Boulevard and East 32nd Avenue. A second 246-unity project is proposed for 3.76-acre site in Beeler Park at the northwest corner of East 56th Avenue and Boston Court. ReyLenn has properties in Highlands Ranch, Arvada, Cherry Creek, Boulder, and recently opened the 280-unit Solana Stapleton (name change likely) near the Anschutz Medical Campus.

ReyLenn properties are multi-family, mixed-use developments, including amenities such as pools, large courtyards, fitness centers, and more. A coworking space is also planned for the Beeler Park project. We dug into the Central Park proposal a bit more and here are a few things we learned:

– Interior garage – main access from 32nd and one more from 33rd

– 486 parking spots

– 10% studios, 56% 1 BR, and 34% 2 BR

– Ground floor pool facing Central Park Blvd

– No retail from what we can tell
