4 Tips for Staging a Home to Sell

“Vacant homes tend to feel very cold and uninviting. Staging overcomes that by letting buyers see the home at its very best, with beautiful furnishings, art, and decor. Just like when you walk into a builder’s model home, it becomes easy to picture your life there.” – Jodi Maturo owner of staging business Jodi Maturo Designs.

Staging a home to sell can make a huge difference in the amount of time it’s on the market and the price at which it sells. Our team at Focus wants to present the best possible product to buyers so that your home sells quickly and at the highest price. So, we make sure to work with some fabulous local staging companies to help meet our goals and yours!

Here are some tips I like to share with clients to help with staging.

1. Understand why you’re staging a house. We’ve already talked about this part. To sell your house at a higher price and more quickly.

2. Clear the clutter. Fresh, clean and neatly organized houses look better in pictures and in person. Empty shower products and shelving and keep your small items in bins inside cabinets hidden from view. Also, try to remove personal photos. This gives a buyer a chance to envision themselves in the home.

3. Stage important rooms first. Staging costs money and making sure the largest and most used rooms are covered is most important. According to Jodi, “When a buyer first walks into a home, they quickly start to draw conclusions about the entire home. Regardless of which room is the first to be seen when walking through the front door, it sets the tone for the rest of the showing. I call these first-impression rooms and I intentionally stage them to leave a lasting impression.”

4. Lastly, you as the seller can greatly help with curb appeal by:
– Give your appliances a deep clean
– Change your furnace filter
– Tidy up yard and garden areas
– Power-wash the exterior of your house
– Clean your windows
– Wipe down baseboards
